Introduction

For those living at site, we understand that community is important. All new flat owners receive a welcome letter from us, explaining the service charge billing process, the rules and regulations at the site, the date and format of leaseholder/shareholder meetings and other useful information about living at the block.

We find this warm welcome and introduction begins to breed a closer community.

Inspection

It is human nature for contractors to demonstrate diligence and commitment in the short term, only for standards to drop somewhat without regular monitoring in the longer term.

Initiative sends an experienced building maintenance consultant to site on a quarterly basis to weed out any signs of complacency. This monitoring service is included free of charge within our standard management contract.

Insurances

Insurance is typically one of the highest costs within the annual service charge budget and therefore one of the categories within which saving can be made.

Initiative currently manages over 100 buildings and therefore insuring as a collection could offer cost benefits coupled with comprehensive cover to meet the needs of the development.

In addition to introducing you to Arthur J Gallagher Insurance Brokers Limited and its range of products, we provide support throughout any claims process.

Health & Safety

Health & Safety obligations across fire systems and procedures, independent lift inspections, asbestos checks, electrical wiring tests, automated gate force testing and drinking water sampling are requirements that buildings cannot shy away from.

Blocks of flats are considered to be places of work in respect of the Health & Safety Executive. Initiative tracks this certification schedule closely, ensuring all legislative standards are met.

Compliance to HSE standards means the conveyancing sales process when apartments are sold to a new purchaser does not suffer delays.

Efficiency

Our motto is “intelligent people find simple solutions”. Too often block management is complicated by conflicting personalities or poor communication between stakeholders.

We operate an online tracking system with weekly progress reviews to eliminate gaps and guarantee progress on all issues.

Senior management keeps a close eye on issues throughout the year, ensuring our managers are well supported, whilst being constantly exposed to new challenges.

Our ring-fenced Client bank accounts, operated by Lloyds Bank Plc., are summarised in accessible financial reports produced on a quarterly basis for our client company directors.

We tailor building expenditure approval processes and expenditure reporting to the requirements of the directors or freeholder.

We realise that certain sites (usually those who have been “hurt” in the past by less conscientious agents) require more stringent spend approval systems at first before they are able to trust an agent again.
