I’m the freeholder of a block of flats called the Waves in Boscombe in Bournemouth, Initiative Property services have looked after the Waves for me since 2012 and have always given me a good service from maintaining the property and engaging with the residents directly without me having to ask them. They’ve also been good when we’ve had to find contractors to carry out major works like the redecoration of the property, Steven Greaney has always been very helpful and worked with me on any problems and I’m happy to give them a good recommendation.

We started the very daunting process of Right To Manage, (RTM). It seemed difficult on the surface, but actually with a good Lawyer on board, and positive contributions from the other Leaseholders, it was easier than I thought.

After successfully obtaining RTM, we then explored Property Management Companies. It is a very demanding role, and one that you need to investigate and interview extremely thoroughly.

We were fortunate indeed to discover Initiative Property Management in Bournemouth. Headed by Steve Greaney and his professional, dedicated Team we instructed them to manage our newly acquired building of 23 Retirement Apartments in Dorset.

Right To Manage has been an eye opener, the savings in costs we have made have been huge, and Initiative Property Management have done exactly what it says on the tin.

Our previously poorly managed building is starting to be transformed, under Initiatives careful management. They have taken on a very difficult poorly managed building and made life very easy indeed for us.

I was first introduced to Steve Greaney at the beginning of 2010. Steve gave a presentation to owners at (newbuild) The Reef, in Boscombe on how leaseholders of a block of apartments could operate on a ‘Right to manage’ basis without daily interference from their freeholder. As a block of 56 apartments, owners had been expressing concerns about the ever-increasing service charges since purchase, and so this idea was most attractive.
Our RTM company was set up that March, since which time I have been one of the directors. Initiative Property Management (IPM) has been our managing agent throughout this period – through thick and thin. And during this past 10+ years especially, we have needed to rely heavily in particular on Steve Greaney during very tough negotiations with NHBC under our Buildmark Guarantee – now successfully drawing to a final conclusion.
IPM works very hard on our behalf, using its knowledge of the property management business to resource quality contractors who know their stuff, at realistic prices. To date, we have recommended their services to other local blocks of apartments looking for new blood.
